Final Preparations for Closing Day
A seller checklist for the final weeks prior to closing can make everyone’s move a lot smoother. The following list will help you stay organized.
- Make sure to keep the copy of your executed sales contract, addendums and seller disclosure where it is easily accessible. My suggestion is secured online storage. However, if you feel safer with paper documents I would suggest you keep the file in the trunk or your office, so it doesn’t get packed in a box where you can’t get your hands on it.
- Review the agreed upon repairs from the inspection notice with your agent. Gather together the receipts (and lien waivers, if necessary). Your agent will send these documents to the buyer’s agent prior to the buyer walk through.
- Review with the title company that they have received all documents that they need from you. By this time you should have received a Seller Information Letter from them asking for your lender information etc. Clarifying they have received everything makes for less hiccups on closing day.
- If your home is closing at the beginning of the month, check with the lender and or title company before making a mortgage payment.
Two weeks prior to closing
- Get a change of address package from the post office.
- Let your agent know your preferred time of closing.
- Verify with your moving company that you are on their schedule.
- Start a folder with helpful information for the new owners. (Appliance warranties, owners manuals, service contractors).
One week prior to closing

One week prior to closing
- Cancel service contractors who are regularly scheduled for maintenance on your home.
- Cancel the trash hauler.
- The title company will contact the sewer company.
- Cancel phone carrier (for land lines) and cable company.
- Cancel newspaper and magazine subscriptions.
- Cancel appropriate insurance policies.
One day prior to closing
- Review your final HUD1 Settlement Agreement. Look at your mortgage payoff, contract terms, homeowner fees – if you have questions contact the title company or your real estate agent.
- Put keys and garage door openers on the kitchen cabinet for the new owners.
- Take a final walk-through checking all drawers, behind the doors, in the medicine cabinets.
- Leave the house clean for the new owners.
Day of Closing
Bring a photo ID and any other documents or paperwork required by your real estate agent or the Title Company.
