7239 Arsenal Street, St Louis, Mo 63143
Available for sale at $165,000
One of my sisters orders chocolate cream pie instead of a birthday cake. She has a fond memory of going to my grandpa’s farm house and eating a sliver of my grandma’s chocolate pie. It was a mind blowing culinary event for her – sitting in the farm house kitchen on the top of a hill overlooking 200 acres of farm land and pasture.
7239 Arsenal reminds me of my grandpa’s farmhouse without the 200 acres. The features of 7239 Arsenal include pine floors, a stained glass window and some of the original blown glass windows. It has a large eat-in kitchen. The beautiful bay window in the dining room gives the room added space to accommodate large family dinners.
7239 Arsenal Street is in the Ellendale Neighborhood (see below that Movoto ranks this neighborhood as one of the 10 best in St. Louis). This neighborhood is a little known part of Arsenal which dead ends into the city of Maplewood. This home is just a short walk to the bustling Maplewood Loop. It is a five minute drive to downtown Clayton. Forest Park is a bike ride away. Access to Highways 40/64 and 44 are within minutes.
The first floor is 885 square feet and the footprint of the second floor is 763 square feet (some of the ceilings are slanted giving it a cape cod feel). The city records of square footage are not correct. The lot is 40×162. The rooms on the first floor include a living room, play room and a small utility room. The three bedrooms are upstairs with a 16×10 master (two closets), 2 smaller bedrooms and a large bathroom. There is a deck off the back with leads to a large yard.
7239 Arsenal Street is at the end of a quaint dead end street and out of the “feel” of the urbanization of so many urban neighborhoods.
It is now a very residential area with some commercial and office space. The housing is mainly single family units with a household size averaging only 2.3 per household. It has a low crime rate. It has a small town feel.
For entertainment, The Maplewood Loop, Forest Park, the St Louis Science Center are nearby. There are plenty of dining experiences in the vicinity and it’s close to the Hi-Pointe movie theater.
Francis Slay Park is located at all 4 corners of Arsenal and McCausland. The park has a playground, soccer and baseball fields, walking trails and a lighted tennis court. There are several other parks in the area including Forest Park.
The neighborhood is considered car dependent by walkscore.com. However, it is incredibly convenient for getting around by car. It is minutes away from both Highway 44 and 40/64. It is .9 miles from the Metrolink Blue Line and .3 miles from a bus line. Travelling to downtown Clayton, as the owner says, is 7 minutes from door to door. Downtown St Louis is well within 15 minutes. It is also close to Washington University, St Louis University, Concordia Seminary and Fontbonne.
Movoto rates the Ellendale neighborhood as one of the 10 best neighborhoods in St Louis City.
