7351 Wellington Avenue St Louis MO
Offered for sale at $280000, 3 bedrooms, 1.5 baths, 2 car garage
SOLD for $280000 July 24, 2020
A quality renovation gives this 1922 classic University City brick 2 story a new life. It is located in the popular Musick Subdivision which is a neighborhood of pride. They have an active neighborhood Association and have a summer “street fair” by blocking off the streets and gathering for conversation and hot dogs.
7351 Wellington Avenue is ready to move right in. I’m trying to figure out what to show you first – I think we’ll go to the kitchen. The kitchen is all new. The floors are refinished hardwood. The counters are solid surface, the appliances are new and stainless steel. There is a center island with a spot for a couple of stools for watching the cook and drinking a cup of coffee. The room is really light and bright with natural light from the east and north. My favorite part is the farm sink with a window directly over it.
There is access from the kitchen to the lower level. There is also access via the back stairway to the second floor. Also a door leads out to a large deck . You can see the 2 car garage in the view below. The garage has an electric door opener.
There is plenty of great outdoor space for entertaining. The front porch is an old fashioned “street watching” place that is representative of the 1920’s. The yard is quite spacious and partially fenced. The grassy area beyond the garage could be a perfect place for an outdoor fireplace and patio or a playground. The driveway is being repaved once the monsoon stops.
But let’s get back to the amenities of the inside. The dining room is open to the kitchen. It is 17×12 and will accommodate a large dinner party. It has two very nice stained glass windows and the natural light comes in from the north and the west. I also need to mention the french doors that separate it from the living room.
The living room is 21×13. It features a fireplace, beautiful hardwood floors and a craftsman style stairway to the second floor.
Upstairs are three nice size bedrooms and refinished hardwood floors. The newer windows throughout the house are thermal (except basement and leaded glass). There is a full bath upstairs that is all new with a tiled tub surround. The first floor has a new half bath.
There have been many improvements that can’t be seen but actually count even more. It has new zoned HVAC (1st and 2nd floor); a new roof; new electric; new plumbing; a newer hot water heater; new gutters.
This home at 7351 Wellington in University City is within walking distance of a grocery store, Centennial Commons and best of all, Mike’s Hot Dogs. Mike’s Hot Dogs happens to make the best hamburgers in the metro area (personal opinion).
