For a trendy lifestyle make 6058 Kingsbury Avenue in Skinker-DeBaliviere your home
6058 Kingsbury Avenue is listed in the city records as a duplex. It was built during the housing construction boom right after the 1904 World’s Fair. The main house is tudor in style and has 4 large bedrooms and 2 full baths. It also has the charm of the homes that were built during this era in St Louis. The carriage house is an efficiency style apartment with a newly renovated full bathroom and a fully equipped kitchen. 6058 Kingsbury Avenue is being offered at $335000.
There are 2 fireplaces in the main house. The fireplace in the living room has gas logs. The master bedroom fireplace in currently non functional but could easily be turned into gas logs also. There are stained glass windows on either side of the fireplace and in the stairwell. The first floor also has a large dining room, kitchen, full bath and sunroom. The upstairs has 4 bedrooms, a full bath and a sunroom which is connected to 2 of the bedrooms by french doors. There are hardwood floors throughout.
The sunroom connects the main house to the in-law suite/apartment for the convenience of extended family. However it also has an exterior entrance that does not require entering the main house. There is a 2 tiered deck off the sunroom and access to the backyard. The apartment is basically an efficiency style cottage. From the pictures you can see that it is fresh, light and bright. I am personally jealous of the tenants. There is a nice size kitchen and a newly renovated full bath.
This space has sooooo many possibilities. It is currently being rented at $500/month. It is sought after by graduate students. It would also make an incredible artists studio or home office, or nanny quarters. If you are thinking of extended family possibilities. It is great as an in-law suite or boomeranger space with privacy. The main house has been rented for the last several years (with no increase in rent) for $1600.
About the neighborhood
This property is located in the vibrant Skinker-DeBaliviere neighborhood. Sandwiched between Delmar Boulevard and Forest Park on the north and south and the Central West End and University City on the east and west, this neighborhood was rated by movoto.com as one of the 10 Best Neighborhoods in St Louis. One of the many attractions of the neighborhood is the diversity in housing stock and demographics.
Another drawing card is the walkability to shops, restaurants, coffee shops, The Delmar Loop and 2 Metrolink lines (3 Metrolink stations). Attending Forest Park functions is easy from here as is attending classes at Washington University.
My husband and I moved into this neighborhood several years ago from University City. I wouldn’t trade it. We love catching the Metrolink and enjoying downtown St Louis functions. Or walking over to Forest Park to enjoy the ballon race. Or walking to the Delmar Loop for a root beer float. I can’t say enough about it.
There is a 30 year action plan for the Delmar Loop and Forest Park-DeBaliviere Metrolink Stations. The plan is extensive and is transit oriented. For people who are wanting to have easier public transit, this is certainly the place to be.
