409 Far Hill is a 3 bedroom 2 full bath ranch
Offered at $160000
Property Information
409 Far Hill Drive is a smaller ranch home in an area of higher priced homes. It was built in 1973 but it has been renovated within the last 5 years. The current owners are a young family starting on their adult journey and this home appealed to them partially because of the easy maintenance.
Another appeal was the trendy style. The open floor plan is right in style. The living room/great room has a vaulted ceiling and lots of natural light. The windows are floor to ceiling. There are NO steps.
The renovation included new flooring throughout the home. The public areas and kitchen have newer ceramic tiles. In the living room/great room and hallways, the tile is a custom wood grain “look”. The bedrooms have newer carpet and the bathrooms both have newer ceramic. Very easy maintenance and a stylish look at that.
The kitchen could be eat-in. It has upgraded cabinets and a solid surface countertop. All appliances stay. The sliding patio door walks out to a small patio with space for a nice grill.
As mentioned earlier, it is three bedrooms and 2 full baths. The master master bedroom suite includes a walk-in closet. It also has two large windows with southern and western exposure. The master bath has also been redone. The shower has a european “feel” with floor to ceiling tiles. It has a newer toilet and vanity.
The second bath also has a new vanity and toilet and tiled tub surround. The laundry room includes the washer and dryer. The secondary bedrooms have natural light from the east.
The outdoor space at this property is special. It has a “front porch” for knowing the neighbors. It also has a large concrete patio in the front that merges into the paved area of the carport. It is a great entertainment spot for celebrating in nice weather. And if the rains should come, just slip everybody under the carport.
The yard is fenced and a good size.
The current owners have been thrilled with this home. They are starting a family and have demanding jobs so time with the family is of utmost importance. They try not to accumulate “stuff” but they do have to have toys.
The average size of an American home was 983 square feet in 1950, 1660 in 1973 and almost 2400 in 2010. Here are some of the perks this family found in their smaller ranch. It is more energy efficient. There is less cleaning and home maintenance. It is cozy and intimate

My dad had a business in Ballwin in the 1970’s. I remember the area as very “hometown”. Our favorite lunch spot was Home Run Inn and they served peanut butter pie. Named as “One of America’s Best Places to Live” by Money Magazine in 2005, 2011 and 2013
