1013 Dolores Avenue, Olivette, MO 63132
3 bedrooms, 2 baths, Offered at $250000
1013 Dolores Avenue in Olivette is a 1935 brick bungalow. It is situated on a dead end street. It is an updated and trendy home with landscaping that is sustainable. The landscaping has a Silver Audubon Certificate. This home includes a 50×150 lot.
The first floor has the charm of the 1930’s with archways and solid oak hardwood floors.
One of the best features of 1013 Dolores Avenue, personally, is the amount of natural light. If you will notice, the master bedroom and the public areas of the home have light from 2 sides. With the amount of gloomy days we are having in our fair city, this is a big deal.
It is a 3 bedroom home.
1013 Dolores has been strategically updated with attention to the mechanics as well as the aesthetics. The hvac was updated to 97% efficient. The electric panel was updated to 200 amp and the electric to the kitchen was updated at that time also. A new plumbing stack and water lines were installed. It has newer vinyl windows. The garage has newer doors, shelves and openers.
The kitchen has been updated with ceramic tile floors, newer cabinets and newer stainless appliances (refrigerator in 2017). The first floor bathroom was brought to a new life by changing the tile and adding a new vanity. A full bath was added in the lower level.
And oh my, my, my. The new native landscaping has added so much outdoor space to this home. The current owners collaborated with the St Louis Audubon Society to create a pleasurable yard featuring native plants. There are several bushes that attract hummingbirds (Red Buckeye, Red Columbine, Coral Honysuckle). It has a Spicebush which attracts swallowtail butterfly. There are edible berries – elderberry and nannyberry. The Native Persimmon and American Plum trees produce edible fruits. Contact me for a complete list of the plants and trees.
