1013 Dolores has been strategically updated with attention to the mechanics as well as the aesthetics. The hvac was updated to 97% efficient. Location

1013 Dolores Avenue is located in the municipality of Olivette, Mo. Olivette is an inner-ring suburb of St. Louis, located in St. Louis County, Missouri, United States. The population was 7,737 at the 2010 census.

Olivette was settled in the mid-19th century as a small farming community along an old Indian trail originally called the Bonhomme Road (now known as Old Bonhomme, which meets and essentially turns into Olive Boulevard). Olive Road is a ridge road and at one time served as a de facto boundary for housing segregation in outer St. Louis.

As of the census[2] of 2010, there were 7,737 people, 3,068 households, and 2,216 families residing in the city. The population density was 2,783.1 inhabitants per square mile (1,074.6/km2). There were 3,275 housing units at an average density of 1,178.1 per square mile (454.9/km2). The racial makeup of the city was 60.9% White, 23.9% African American, 0.2% Native American, 10.7% Asian, 1.7% from other races, and 2.6% from two or more races. Hispanic or Latino of any race were 3.3% of the population.

There were 3,068 households of which 35.8% had children under the age of 18 living with them, 54.0% were married couples living together, 14.4% had a female householder with no husband present, 3.9% had a male householder with no wife present, and 27.8% were non-families. 24.1% of all households were made up of individuals and 10.1% had someone living alone who was 65 years of age or older. The average household size was 2.52 and the average family size was 3.00.

The median age in the city was 41.8 years. 25.6% of residents were under the age of 18; 6% were between the ages of 18 and 24; 22.7% were from 25 to 44; 29.4% were from 45 to 64; and 16.4% were 65 years of age or older. The gender makeup of the city was 46.9% male and 53.1% female.

Olivette’s Villa Park is walkable.  The current owner says it’s a great little park and kids can get there without walking any busy streets.  Stacy Park and Ruth Park Golf Course are also nearby.
Walkscore.com rates 1013 Dolores Avenue as car dependent but it is within walking distance of Starbucks, Sugarfire BBQ, Fallon’s Bar, and CVS.
By car, it is easily accessible to major highway arteries.  Downtown St Louis is a 22 minute commute, Clayton Business District is 9 minutes and the St Louis airport is 13 minutes.  It is also near the Shaw Park to Olive bike path which is rated to be good for kids.

Schools

Ladue School District is an elite, public school district located in St Louis, MO. It has 4,089 students in grades K-12 with a student-teacher ratio of 13 to 1. According to state test scores, 71% of students are at least proficient in math and 82% in reading.
1013 Dolores is in the Old Bonhomme Elementary School which is ranked at 8 on greatschools.org.  It is grades K-4 and has 388 students.  The Ladue Fifth Grade Center is also ranked 8 by greatschools.org.  It has 321 students.  Grades 6-8 are in Ladue Middle School.  Ladue Horton Watkins High School is ranked 9 by greatschools.org.
There are sixteen other schools nearby.  Torah Prep – Girls Division and Logos are very nearby and popular among the residents.
